RDX PARKING & STORAGE – RENTAL AGREEMENT

RENTAL TERMS

• Rental is month-to-month. Either party may terminate with 30 days' written notice, except termination for default as provided below.
• Prorated first month's rent and a security deposit equal to one month's rent are due before occupancy. Deposit will be returned, less lawful deductions, as required by Texas law.
• Rent is due on the 1st. A one-time $25 late fee applies on the 4th. If unpaid through the 7th, Tenant is in default on the 8th.

RULES

• Park only in the assigned space. No subleasing or unauthorized vehicles.
• No oil, coolant, fuel, or other fluid changes.
• No major repairs without Landlord's approval.
• No dumping of trash, tires, parts, fluids, or hazardous materials.
• No overnight living or sleeping on the property.
• Do not block gates, driveways, or other parking spaces.
• Tenant is responsible for damage, cleanup, disposal, and repair costs caused by Tenant, its drivers, employees, guests, vehicles, or equipment.

LIABILITY & INSURANCE

Parking is provided as space rental only. Landlord does not take custody of Tenant's vehicles, trailers, cargo, equipment, or personal property. Tenant is responsible for maintaining appropriate insurance and securing its property.

To the fullest extent permitted by Texas law, Landlord is not responsible for theft, vandalism, weather, fire, collision, or damage caused by third parties, except where liability cannot legally be waived. Gates, cameras, lighting, and fencing are for deterrence and do not constitute a guarantee of security.

INDEMNIFICATION

To the extent permitted by Texas law, Tenant shall indemnify and hold Landlord harmless from third-party claims arising from Tenant's vehicles, equipment, operations, drivers, employees, contractors, guests, or violation of this Agreement, except where liability cannot legally be shifted or waived.
